How selling to ClearPath works
A straightforward process with no pressure at any step. You can stop and walk away at any point before you sign.
1. Tell us about the property
Use the contact form or call (916) 258-2493. We'll ask about the address, the condition, your timeline, and what's going on, so we understand what you need. We'll also ask what you were hoping to get, so we can tell early whether we're in the same range.
2. We review the numbers
We look at recent sales of comparable homes nearby, estimate what repairs would cost, and work out what we can pay. For some properties we'll ask to see the house or request photos.
3. You get an offer
Often within minutes of our first conversation. Seeing the inside helps us be precise, but when the price is right we can often move forward without a full walkthrough. We'll explain how we reached our number. A cash offer is usually below what a fully repaired home might bring on the open market, because we take on the repairs, the risk, and the carrying costs. You're free to compare it with listing the house, with other buyers, or with keeping the property.
4. Review the agreement
If you want to move forward, we'll send a written purchase agreement. Read it carefully, and we encourage you to have an attorney review it. Our agreements may be assigned to another buyer, and we state that in the agreement.
5. Close with a title company
A licensed local title company handles the paperwork, pays off any mortgage or liens from the proceeds, and transfers ownership. You choose the closing date within reason, and we can often close in two to three weeks. We cover the closing costs, and it's written into the purchase agreement, so you'll see it in black and white before you sign. Any mortgage payoff or liens still come out of the sale proceeds, as with any sale.
What we ask of you
