Frequently asked questions

Straight answers to what sellers ask us most. If yours isn't here, call or send us a message.

Who is ClearPath Homebuyers?

ClearPath Homebuyers LLC is a California company that buys houses directly from owners in Sacramento County. We are real estate investors, not a licensed real estate brokerage, and we don't act as your agent.

How do you decide what to offer?

We estimate what the home would sell for after repairs, using recent comparable sales nearby, then subtract the cost of repairs and our own costs and margin. We'll walk you through the numbers so you can see how we got there.

Is a cash offer the same as market value?

No. A cash offer is usually below what a fully repaired home might sell for on the open market, because we take on repairs, risk, and carrying costs. In exchange you get speed, certainty, and no commissions or repairs. If listing would leave you better off, we'll tell you.

Do I pay commissions or fees?

No. We don't charge a commission, and we cover the closing costs. That's written into the purchase agreement, so you can see it before you sign. Any mortgage payoff or liens are still paid from the sale proceeds at closing.

How fast can you close?

Often within two to three weeks, and sooner or later depending on what you need. The timeline depends partly on title work, any liens, and your schedule.

Will you buy a house in any condition?

In most cases, yes. We buy houses with deferred maintenance, major repair needs, and even fire or water damage. Tell us about the property and we'll tell you whether it's a fit.

Do you ever assign your contract to another buyer?

Sometimes. Our purchase agreements may be assigned to another buyer, and we disclose that in the agreement. Your terms with the seller stay the same.

What if I'm facing foreclosure?

Contact your lender and consider talking to a HUD-approved housing counselor or an attorney as early as possible. See our page on selling before foreclosure for more information. California has specific protections for homeowners in foreclosure, and we recommend having an attorney review any agreement.

Which areas do you buy in?

We buy throughout Sacramento County, including Sacramento, Elk Grove, Citrus Heights, Folsom, Rancho Cordova, Carmichael, Fair Oaks, Orangevale, Galt, and Rancho Murieta.

Is there any obligation when I ask for an offer?

No. Asking for an offer doesn't commit you to anything, and you decide whether to accept it.
